Cleaning up fire and smoke damage is about working in the right order and not skipping the steps that keep soot from setting in for good. We follow the IICRC S700 standard for fire and smoke, and we're on call across metro Atlanta.

How we handle a fire

  • Secure it first. Right after a fire we board up, tarp and make the structure safe, so it isn't taking on more damage. The cleanup itself can have to wait on a fire-department or insurance investigation that restricts access for days or weeks, and we work that timeline with you and your adjuster in writing.
  • Treat the water before it turns into mold. The firefighting almost always leaves water behind, and that can start growing mold within a day or two. We handle the soot and the water damage as one job and get drying going as soon as we're cleared to.
  • Test before disturbing an older home. In anything built before 1980, a fire and the demolition after it can disturb asbestos or lead, so we test first. If it turns up we're licensed to abate it ourselves, no need for another company.
  • Clean the soot in the right order. Soot comes off dry first, a dry chemical sponge to lift it, then a HEPA vacuum, before any wet cleaning, because wet-first grinds it into the surface for good. We work top down through every affected surface, framing included, following the IICRC S700 sequence.
  • Get the smell out, then seal it in. Smoke odor sinks into the materials, so cleaning the surfaces lifts the soot but not the smell. After cleaning we deodorize what's left and seal the cleaned framing with an encapsulant, so the last traces are locked in rather than seeping back out after you move home.
  • Through to the rebuild. Once the structure is clean, dry and deodorized, it's ready to be put back together. If you want, we can do the rebuild ourselves, from framing to finishes, so it stays one company from the cleanup straight through. Or if you'd rather use your own contractor, we hand it off to them clean, dry and documented.

Why does a small, contained fire still need professional cleanup?
Even a small fire spreads smoke and soot far past the burn, into walls, ductwork, insulation, your belongings, and rooms the flames never reached. Those residues are acidic, so the longer they sit the more they stain and etch, and the odor settles in deeper. On top of that there's usually water from the firefighting, which can start growing mold within a day or two.
Why can't you start cleaning right away after a fire?
Often there's a hold first. The fire department investigates the cause and origin, and your insurer may run its own investigation, and until those clear they can restrict access to parts of the house, sometimes for days, sometimes for weeks. What we can almost always start immediately is the emergency stabilization, board-up, tarping and making the structure safe, so the building isn't taking on more damage while the holds are in place. We document everything so the delay is on the record and doesn't come back on your claim.
Is there water damage too, from the firefighting?
Usually, yes. Putting a fire out puts a lot of water into the house, and that's a second loss stacked on the first. Left sitting it can start growing mold within 24 to 48 hours, so the drying matters as much as the soot. We handle the smoke, soot and water as one job. If an investigation hold keeps us from drying right away, we document every request to start, because that paper trail is what decides who covers any mold that results.
Can't you just wipe the soot off the walls?
Not if you want it to actually come clean. Soot has to come off in a specific order: dry methods first, a dry chemical sponge to lift the loose soot, then a HEPA vacuum, and only then wet cleaning. Put a wet rag on dry soot and you grind it into the surface for good, which is one of the most common ways a cleanable fire turns into a permanent stain. We follow the IICRC S700 cleaning sequence for exactly that reason.
Why does a house still smell like smoke after it's been cleaned?
Because smoke odor soaks into materials and settles where cleaning can't reach: inside walls, ductwork, insulation, the backs of cabinets. Wiping surfaces handles what you can see; the smell lives in what you can't. So once the cleaning is done we deodorize what's left and seal the cleaned framing, so the last traces are locked in rather than seeping back out in the months after you move home.
What about the smoke smell in the HVAC and ducts?
Soot settles all through the duct system, and an HVAC that isn't cleaned will recirculate the smell every time it runs, sometimes for months. Post-fire duct cleaning is its own specialty and not something we do ourselves, but we'll help you find an HVAC contractor who handles fire and soot decontamination specifically, not just routine duct cleaning, and coordinate with them so it fits with the rest of the work and doesn't get skipped.
Could there be asbestos or lead in an older home after a fire?
In any home built before 1980, it's possible, because a fire and the demolition after it can disturb materials that contain asbestos or lead. If we run into anything suspect we stop, test it, and handle it properly before going on. We're licensed for asbestos testing and abatement ourselves, so when it does turn up we can deal with it without putting your whole job on hold waiting for another company.
Can smoke-damaged belongings be saved, or do they get thrown out?
A lot more can be saved than people expect. Soot and smoke residue are corrosive, so the sooner contents are dealt with the better, and furniture, clothing, electronics and documents that look like a total loss at first glance can often be restored. That cleaning is handled by a specialized contents company, and for high-value things like art, jewelry or electronics we can pull in specialists for those specific items. We coordinate all of it as part of the job, and when something is genuinely beyond saving we tell you straight and document it for your claim.
Will we have to move out during the work?
For most significant fire losses, yes, at least for a while. Between the smoke, the demolition, possible structural or utility problems and the deodorizing, an active fire job usually isn't safe or comfortable to live in. If you do have to relocate, your policy's Additional Living Expenses coverage may pay for a hotel or rental, and we'll help you document it for your adjuster. We give you a straight read on whether you can stay after the first walkthrough.
Does insurance cover fire and smoke damage?
Most homeowner policies do, including the water damage from the firefighting, as long as it's documented as part of the same fire. From the first walkthrough we document everything with photos, video and notes and work directly with your adjuster, so you're not relaying messages back and forth. What's covered and how much still comes down to your specific policy and the cause of the fire.
How long does fire restoration take?
It depends on how far the smoke and soot spread, whether there's water and mold to handle, and whether anything has to be rebuilt. A small, contained fire with surface soot might be a few days of cleaning and deodorizing. A home that has to come down to the studs and get rebuilt runs into weeks, sometimes longer, and an investigation hold, waiting on temporary utilities, or insurance sign-off can stretch it further. We give you a real timeline once we've walked the property, not a guess over the phone.
